Open plan office with workstations covered by commercial EICR testing in Middlesbrough

Teesside has a long industrial history and a commercial base to match, from town centre retail and offices to heavy industry along the river. LC Electrical Services carries out commercial EICR and fixed wire testing for businesses across Middlesbrough and the wider Teesside area, travelling from our base at The Quadrus Centre on Boldon Business Park.

Middlesbrough town centre is a mix of shops, offices, bars and restaurants, many in older buildings that have changed use several times. Each change tends to leave its mark on the electrical installation, with circuits added, moved or abandoned without proper records. An EICR brings that history into one clear report and identifies anything that now needs attention, and we plan testing to avoid busy trading periods.

Riverside Park and Cargo Fleet are home to a wide range of industrial units, workshops and trade premises. These installations often carry three phase machinery, compressors and welding equipment, and they work harder than a typical commercial installation. We assess each unit on how it is actually used, and recommend an inspection interval that reflects the real risk rather than a one size fits all rule.

Teesside Park brings large retail and leisure units with high footfall, where tenant fit outs and refits are common. Large format stores have extensive lighting and small power circuits, and inspections are usually planned out of hours so customers are not affected. Across the river, Stockton has its own mix of town centre premises and business parks, which we also cover.

Towards Teesport and the wider industrial area, sites can be large and complex, with harsh conditions such as dust, vibration and damp that accelerate wear on electrical equipment. Inspections here are carefully planned with site management, permits to work and safe isolation procedures agreed before any testing begins.

Whatever the premises, the legal duty is the same. The Electricity at Work Regulations 1989 require those in control of commercial premises to maintain electrical systems so they do not cause danger. A current EICR is the recognised way to show that duty has been met, and insurers, landlords and fire risk assessors expect to see one.

Offices and shops are typically inspected every five years and industrial units every three, with shorter intervals where conditions are harsh or the installation is in poor condition. We confirm the right interval for each site from its use, age and condition, and from the findings of any previous report.

Every Teesside client starts with a free site survey and an itemised, fixed price quotation. Testing is carried out to BS 7671 by engineers from a NAPIT registered business using UKAS calibrated equipment. Every observation is classified C1, C2, C3 or FI, and where remedial work is required we provide a separate itemised quote and can complete it and reissue a satisfactory report.
