Thermal Imaging Surveys

Thermal imaging, also known as thermography, is a non-intrusive survey technique that detects heat patterns within an electrical installation without the need to isolate or interrupt the supply. A specialist imaging device captures the surface temperature of connections, terminations, switchgear and distribution equipment, producing a visual image where areas of unusual heat show up clearly against their surroundings. Because electrical faults very often generate heat before they generate a visible or audible failure, this gives an early warning of problems that would otherwise remain hidden inside an enclosure until something goes wrong.

The survey is carried out while the installation is live and under normal operating load, which is important because many faults, such as a loose connection or an overloaded circuit, only generate detectable heat when current is actually flowing. A survey carried out on a de-energised system would miss exactly the kind of developing problem a thermal survey is designed to find. Our engineers open distribution boards, panels and switchgear enclosures safely under the correct isolation and safe working procedures, scan the relevant components, and record their findings as the survey progresses.

This service is for any commercial or industrial organisation that relies on its electrical distribution equipment to keep operations running, including manufacturing and process sites, warehouses, data and server rooms, retail premises, offices and educational buildings. It is particularly valuable wherever an unplanned electrical failure would cause significant disruption, lost production, spoiled stock or safety risk, and wherever insurers or facilities managers want objective evidence that distribution equipment is being properly monitored.

A thermal imaging survey typically focuses on main distribution boards, sub-boards, switchgear, busbar systems, contactors, circuit breakers and cable terminations. These are the points in an installation where connections are made and where a loose, corroded or undersized connection is most likely to generate resistance and therefore heat. Motor control centres, transformers and heavily loaded circuits serving plant or machinery are also common areas of focus on industrial sites, given the higher currents and continuous operation typically involved.

A loose or deteriorating connection does not usually fail instantly. It tends to heat up gradually over weeks or months as resistance increases, which in turn increases heat, which in turn accelerates further deterioration. Left unaddressed, this cycle can progress to a burnt-out connection, a tripped supply, damaged equipment, or in more serious cases a fire risk. Because this process is often invisible to a standard visual inspection, and because the equipment involved is usually enclosed behind panel covers, a fault of this kind can exist for a long period without being noticed through routine checks alone.

Insurers increasingly expect to see evidence of thermal imaging as part of a commercial property's risk management, particularly for sites with higher electrical loads, older distribution equipment, or a history of electrical incidents. A documented thermal survey, carried out at a sensible interval and showing no significant anomalies, is a straightforward way to demonstrate that proactive steps are being taken to manage electrical fire risk, and can support more favourable terms at renewal. Where an anomaly is found and addressed, the resulting report also provides a clear audit trail showing the issue was identified and resolved.

Thermal imaging also fits naturally into a planned, preventative maintenance programme rather than being treated as a one-off exercise. Carrying out surveys at a regular interval, typically annually for most commercial premises and potentially more often for higher-risk or critical sites, allows findings to be compared over time and gives an ongoing picture of how distribution equipment is ageing and where attention may be needed before a fault becomes serious. This approach shifts electrical maintenance from reactive repair towards planned, budgeted intervention.

Our survey process begins with a discussion of your site, its critical equipment and any previous incidents or known areas of concern, so we can plan the scope of the survey around what matters most to your operation. We then attend site, under the correct safe isolation and live working procedures, and systematically scan the agreed equipment while it is under normal operating load, so the results reflect how the installation actually behaves day to day.

Every anomaly identified during the survey is recorded with a thermal image, a corresponding standard photograph for context, the measured temperature difference, and an assessment of severity and recommended action. Minor temperature variations that fall within normal tolerance are noted for future reference, while significant anomalies are flagged as requiring prompt attention, along with a clear explanation of the likely cause, such as a loose termination, an unbalanced load, or an undersized conductor.

We provide a full written report on completion, setting out every area scanned, the findings for each, and photographic evidence to support the conclusions. Where remedial work is needed, we can carry this out ourselves, whether that is tightening and re-terminating a connection, replacing a failing component, or addressing an overloaded circuit, and we can rescan affected areas afterwards to confirm the issue has been resolved.

Thermal imaging is a genuinely non-intrusive technique in the sense that it does not require circuits to be taken out of service for the scan itself, although access to enclosures does require the equipment to be opened safely by a competent person. This means a survey can usually be carried out with minimal disruption to your operation, and we plan access around your working hours wherever possible to avoid interrupting production or business activity.

This survey works well alongside other planned maintenance and compliance activity. Many clients choose to schedule a thermal survey at the same time as their periodic electrical maintenance visit or ahead of an EICR renewal, giving a fuller picture of installation condition from both a visual and thermal perspective. Combining visits in this way also reduces the number of separate site attendances required over the course of a year.
