LED Lighting Upgrades for Commercial Premises: How North East Businesses Are Cutting Energy Costs

Energy costs have been one of the biggest headaches for North East businesses over the past few years. While wholesale prices have come down from their peak, commercial electricity rates remain significantly higher than pre-2021 levels, and there is no sign of a return to the old normal.

For many businesses, lighting accounts for a substantial portion of their electricity bill. In warehouses, factories, retail units, and offices, it is not uncommon for lighting to represent 30% to 40% of total energy consumption. That makes it one of the single biggest opportunities for cost reduction, and the solution is well proven: upgrading to LED.

Why LED? The Numbers Speak for Themselves

LED lighting uses between 50% and 80% less energy than traditional fluorescent, halogen, or metal halide fittings. For a typical commercial premises running older fluorescent tubes, the energy savings alone can be dramatic.

Take a medium-sized warehouse running 100 fluorescent high-bay fittings at 400W each for 10 hours a day. That is 400kWh per day just on lighting. Replace those with 150W LED high-bays delivering the same light output, and daily consumption drops to 150kWh. At current commercial electricity rates, that could save the business several thousand pounds a year.

On top of the energy savings, LED lamps last significantly longer. A typical fluorescent tube might last 10,000 to 15,000 hours. A quality LED fitting will deliver 50,000 hours or more before needing replacement. That means fewer lamp changes, less disruption, and lower maintenance costs over the lifetime of the installation.

It Is Not Just About Swapping Bulbs

A proper commercial LED upgrade goes beyond simply replacing old lamps with new ones. A good electrical contractor will look at the whole lighting installation and identify opportunities to improve performance, reduce the number of fittings, and add smart controls.

Lighting design review. Older installations were often designed with less efficient light sources in mind, which sometimes means there are more fittings than necessary. LED's superior light output and distribution can allow you to reduce the total number of fittings while maintaining or improving light levels. Fewer fittings means lower material costs and less energy consumption.

Smart controls and sensors. Adding occupancy sensors in corridors, toilets, meeting rooms and storage areas means lights only run when the space is actually in use. Daylight sensors near windows can dim or switch off artificial lighting when there is enough natural light. Timed schedules can ensure lights are not left running outside working hours. These controls can add another 20% to 30% on top of the energy savings from LED alone.

Emergency lighting integration. If your emergency lighting is also outdated, an LED upgrade is the ideal time to bring it up to current standards. Power factor correction. In larger installations, particularly those with a high number of fittings or industrial equipment, poor power factor can result in higher electricity charges from your supplier. A qualified electrician can assess whether power factor correction would benefit your installation as part of the upgrade.

What Does the Process Look Like?

A commercial LED upgrade typically follows a straightforward process:

  • Survey and assessment. An electrician visits the premises to assess the existing installation, take light level readings, note the types and quantities of existing fittings, and understand how the space is used.
  • Proposal and payback calculation. You receive a clear proposal showing the recommended fittings, any control systems, the total cost, and the estimated payback period, typically 12 to 36 months.
  • Installation. Work is carried out with minimal disruption, often in evenings, weekends or phased across the building. All work is completed to BS 7671 with full certification and responsible disposal of old fittings.
  • Ongoing support. A planned maintenance contract keeps everything running at peak performance and picks up any issues early.

Are There Any Grants or Incentives?

Availability of grants and incentives changes over time, so it is always worth checking the latest position. In the past, schemes such as the Enhanced Capital Allowance (ECA) have allowed businesses to claim 100% first-year tax relief on qualifying energy-efficient equipment including LED lighting. Local enterprise partnerships and council-backed schemes in the North East have also offered support for energy efficiency projects.

Even without grants, the return on investment from a commercial LED upgrade is strong enough to justify the expenditure on its own merits.
