Emergency Lighting Compliance: A 2026 Guide for Commercial Premises
If the mains fail, occupants must be able to evacuate your premises safely. That single requirement underpins every emergency lighting standard in the UK, and it is enforced through a combination of the Regulatory Reform (Fire Safety) Order 2005 and BS 5266-1. In 2026, fire risk assessors and insurers are placing renewed focus on test records — not just installation.
Where emergency lighting is required
- Escape routes, corridors and stairwells
- Final exits and external escape routes
- Open areas larger than 60 m² (anti-panic lighting)

The two tests you must record
BS 5266 mandates two recurring tests on every system:
- Monthly function test — a short test (typically 30 seconds) confirming each luminaire illuminates on loss of mains.
- Annual full-duration discharge test — usually 3 hours, simulating a real evacuation scenario and proving battery capacity.

Common failures we find
On first inspection of a new client's premises we routinely find expired batteries (most have a 4-year service life), missing exit signage on alternative escape routes, and self-test luminaires whose status indicators have been ignored for years. Each of these is a C1 or C2 finding under an EICR and a reportable defect under fire safety law.
Self-test vs. manual systems
Modern self-test luminaires automatically run their own function and discharge tests and report failures via an indicator or central panel. They drastically reduce the cost of compliance and remove the need for manual key-switch testing. When upgrading, we typically pair the new fittings with a planned maintenance contract so records are kept automatically.
