EICR Testing for Newcastle Businesses: A Local Compliance Guide

From Quayside offices to the retail units along Northumberland Street and the industrial sheds around the Team Valley fringe, Newcastle has one of the densest commercial property portfolios in the North East. Every one of those premises needs a current Electrical Installation Condition Report (EICR), and Newcastle landlords and facility managers are the people on the hook if one isn't in place.
What an EICR Actually Tests
An EICR is a structured inspection and test of the fixed electrical installation in a property, carried out to BS 7671. It checks consumer units and distribution boards, final circuits, earthing and bonding, RCD protection, and visible cable condition. Each observation is coded C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended) or FI (further investigation), and the installation is classed Satisfactory or Unsatisfactory overall. See our full EICR Reports service page for the detail.
How Often Do Newcastle Commercial Premises Need an EICR?
- Commercial premises: every 5 years, or on change of occupancy
- Industrial: every 3 years
- Offices and retail: every 5 years
- HMOs and rented housing in Newcastle: every 5 years (legal requirement)
These intervals are guideline maxima from IET Guidance Note 3, and your insurer or lease may require more frequent testing. If your installation has been altered, extended, or had a change of use, you should commission a fresh EICR rather than wait.
Why It Matters for Newcastle Landlords and FMs
Under the Electricity at Work Regulations 1989, employers and duty-holders must keep electrical systems safe. Newcastle City Council also enforces the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, which require landlords to provide a satisfactory EICR to tenants and the council on request. Failure to comply can result in fines of up to £30,000 per breach, and most commercial insurance policies are voided without a current report.
Local Newcastle Sectors We Test
- Offices in the city centre, Quayside and Cobalt corridor
- Retail in Eldon Square, Grainger Town and Gosforth high street
- Hospitality venues across the Bigg Market, Ouseburn and Jesmond
- Education sites, primaries, secondaries and FE colleges
What Happens After the Test?
You receive a digital EICR certificate, a clear schedule of any C1/C2/C3 observations, and a fixed-price quotation to remedy anything that prevents a Satisfactory result. We can usually carry out remedials the same week, then re-issue the certificate as Satisfactory so your compliance file is closed out cleanly. Many of our Newcastle clients then move on to a rolling planned maintenance contract to stay on top of testing dates.
